Today I showed a property to a client. It is located in Oakland hills with a beautiful panoramic view. It has two units. One upstairs and one downstairs. The whole house is remodeled by the owner who lived in it for 7 years. Since they wanted to live in it, they have done a great job in remodelling.
The home price is $578,000. The great thing about this house is, the lower portion can be rented out for at least $2000 a month. The buyer can live on the upper floor. After putting 20% down, the total mortgage would be only around $2100. With Property tax and insurance, it would be $2500. So basically my client will live in this beautiful house up on the hill for only $500 a month. With the tax benefit on property interest he pays, it may come out to be living for free.
I think this is an amazing deal and my client should jump on it before some body else snaches it away.
